Thames Harbour - Norwich, CT

This project involves the renovation of a former warehouse and new construction on a compact urban waterfront site at a location that is considered a gateway to the city (Norwich, CT). The project includes 23 residential units, 2,500 square feet of commercial development, 45 parking spaces, a waterfront public pedestrian walkway for coastal access, and related site improvements.

Complications associated with the small size of the site, its location in a designated floodway and issues pertaining to the existing building were all problems that required attention throughout the project.

Our services included concept planning, on-site surveys, building and parking layout, grading and erosion control, storm water management, utilities, floodway compensatory analysis, landscape design and lighting, preparation of local and state agency documents and liaison with those agencies.

This project demonstrates our ability to address and resolve competing site and program constraints in a manner that satisfies both the owner’s requirements and regulatory standards, yet still provide a net public benefit in the form of re-use of an important community asset and the provision of additional coastal public access.
